Job Description
Summary
The Project Director will manage and execute the new The Little Nell New York hotel opening project ensuring that it is completed on-time, within budget, and constructed with superior quality, safety, services. The scope of work includes management and coordination of the four primary areas on this project: construction, design, pre-opening and stakeholder management (including oversight of the approvals process). Given the importance of this project to the overall organization, this position will report directly to the CEO of Aspen Hospitality and will provide oversight and thought leadership and coordination of employees and stakeholders working directly in this project to include areas of design, construction, project management, operations and third-party vendors. This person will act as the main primary point of contact for Aspen One senior leadership and for its board for this project, carrying full responsibility for its execution and delivery.
The salary range for this role is between $260,000 and $320,000 annually. Actual pay will be dependent on budget and experience, all our salaried roles are eligible for bonus.

Essential Job Functions
Thorough understanding of the real estate development and construction process
Manages all phases of The Nell New York project to its delivery
Oversight and leadership of bidding contracts and managing consultants including architects, engineers, contractors, permit expeditors and third-party developer
Supports project by working in collaboration with the investments team, design team and third-party partners, through completion
Manage and oversee the end-to-end development activities including reporting, multidirectional communication to various audiences, entitlement support, community involvement support, planning, risk management, scope management, cost estimating, scheduling, relationship management for complex projects, ground up construction, project close out and end user coordination
Work with Aspen Hospitality’s design team in provide design input and oversight on all disciplines including architectural, MEP, structural, acoustics, waterproofing, etc.
Manage the relationship with Georgetown Company, Tishman Speyer and the general contractor on contractual issues and construction aspects
Oversight of project schedule
Review, negotiate and approve all change orders and maintain change order logs
Oversight of project budget and its updates and changes; communicate any changes and concerns to key stakeholders and finance team
Lead and provide team direction and guidance for a wide array of activities associated with project planning, management to ensure the project is completed on time
Utilize project management software to ensure each member of the project team is meeting milestones
Measure, track and monitor actuals, forecasts and budgets, updating plans with up-to date information in a timely manner
Prepare status reports, presentations and analysis as required or requested
Ensure that all multidirectional communication is understood by all stakeholders
Lead point of contact to Aspen One stakeholder (including the board) on all issues related to this project
Ensure that complete project records and close-out documents are assembled and maintained
Oversight of project punch-list inspection
Review and support design criteria, review design documents and construction phase review with project team and coordinate efforts with each discipline throughout the project
Manage in-house and consulting design teams, contractor selection and management
Qualifications
Degree in Real Estate Development
5-10 years of experience in similar role
5 years of experience on large scale projects
Must have hotel renovation or high-rise residential renovation experience
Experience executing luxury and high-end products to include hotels, restaurants, and spas, to include FF&E packages in high-end design esthetic
Planning, design, development, contractual, and construction experience required
Engineering and Architectural experience preferred
Solid, proven and verifiable record of career stability and project management success a must
Experience leading project execution for development, leasing and asset management
Experience working with and building relationships with public and private sector stakeholders in New York and beyond.
Strong mechanical aptitude and analytic skill
Excellent theoretical and practical knowledge of design, and construction engineering concepts
Ability to establish timelines and budgets with proven track record of bringing construction projects in on time and within budget
Prior experience handling new construction projects to budgets of various sizes and experience in cost estimation and negotiating
Experience with major renovation projects
Experience with Bid Packages, Award Phase, Contract Administration and Coordination, Construction Phase, Cost Reports, Permits, Building Codes
Strong track record managing subcontractors/general contractors
Proficiency with Microsoft Office, Project, CAD, computerized timelines, flow charts, purchasing, inventory control, expediting, punch lists, etc.
Ability to multi-task and work with minimal supervision
Must be willing to travel to the hotel properties/sites and the Corporate Office as needed
Must be team-oriented and be able to lead productive, multi-discipline meetings
Must have excellent verbal and written communication skills

Given: Manages and coordinates efforts between consultants: architects, designers, engineers, contractors, operators, and project stakeholders, etc.
Received: Works under minimal supervision of the CEO, Aspen Hospitality. Receives guidance in terms of broad goals and overall objectives and is responsible for establishing the methods to attain them.
Work Environment and Physical Demands
Ability to stand, type and sit at desk/computer for most of the work shift executing repetitive movements
Work requires frequent travel to construction job sites
Not required, but preferred to be able to occasionally lift, push or pull 25 lbs. individually or with assistance (weight limits can vary according to position, but no more than 50)
