The Metropolitan Transportation Authority's (MTA) Real Estate Department is hiring two Real Estate Transaction Interns. There is one opportunity for graduate students and one for post-graduates (see links to apply for each below). The interns shall assist the Real Estate Department’s Transaction Managers and Associate Directors in the leasing of MTA retail spaces and properties for the four primary verticals of the MTA (Metro-North, NYCT, LIRR, B&T). The interns will also assist with the acquisition of a variety of property rights, including in fee, easements, leases/licenses, negotiated acquisitions, and condemnation proceedings in support of MTA projects and initiatives


Overview of Dept/Division:

The Real Estate Department is responsible for (1) planning and managing the acquisition of property rights to support the MTA Capital Program, and (2) developing and implementing leasing strategies to generate revenue for the MTA and all of its operating agencies (Long Island Railroad, Metro-North Railroad, New York City Transit, and Bridges and Tunnels).


Responsibilities

  • Assist with the drafting of Requests for Proposals (RFPs) for MTA retail spaces at the the MTA Headquarters, LIRR and Metro-North stations, and throughout the NYC Transit system.
  • Provide support for RFP pre-marketing for non-CBRE related retail spaces. (CBRE is the MTA's tenant broker representative.)
  • Help prepare a variety of memoranda and deal summaries for internal review and approval by RED as well as the MTA Board.
  • Draft a variety of recurring and ad hoc requests including Appraisals, Title Searches, Engagement Letters, Incumbent Letters, and others.
  • In conjunction with the MTA Tenant Broker Representative CBRE, participate in the search and leasing of retail and office space in support of MTA operations and initiatives.
  • Coordinate with MTA Tenant and Property Management Representative Greystone Management Solutions to assist with tenant inquires and MTA property management issues.
  • Provide support in the condemnation and acquisition process of properties throughout the metropolitan area.
  • Search for deeds, leases, licenses, easements, and other documents internally and via publicly available resources.
  • Review requests for property lines and ownership rights.
  • Prepare maps and other visuals in support of responses to property inquiries.
  • Work with Administration and Finance to track invoice requests and payments, funding approvals, and commission submissions.
  • Liaison with Legal, Senior Management and other stakeholders to aggregate and circulate executable documents.
  • Generate and maintain a variety of reports and analytics for portfolios, transactions, lease expirations, and others.
  • Data entry into ArcGIS system - Identify Master Lease vs fee ownership, easements, etc.


Qualifications

  1. Graduate Student Internship: Applicants must be currently enrolled in a graduate degree program in real estate or a related field. Undergraduate students will not be considered.
  2. Post-Graduate Internship: A master’s degree in Real Estate or a related field and a minimum of one year of related experience in Real Estate and/or Project Management are preferred.

Duration/Hours

  1. Graduates - Internship will run for up to two years or upon graduation, with the option to continue for one additional semester after graduation. During the spring and fall semesters, interns must work 20-28 hours per week (M-F); during the summer, 20-35 hours per week.
  2. Post-Graduates - Internship is for one year at 28 hours/week (M-F).
