We are seeking a highly skilled and experienced Vice President of Property Operations and Asset Management to join our real estate firm in New York City. The ideal candidate will work closely with the CEO and COO and be responsible for overseeing the operational and asset management functions of a diverse portfolio of properties, ensuring optimal performance, value enhancement, and strategic growth. This senior leadership role requires a blend of strategic vision, operational expertise, and financial acumen.

Key Responsibilities

Strategic Leadership:

  • Develop and implement strategic plans for property operations and asset management.
  • Provide leadership and direction to the property management team to achieve performance goals.
  • Collaborate with senior executives to align property operations with overall company objectives.

Operational Management

  • Oversee day-to-day property management activities, ensuring efficient and effective operations.
  • Implement best practices and standard operating procedures to maximize property performance.
  • Ensure properties are maintained to the highest standards, addressing maintenance and repair issues promptly.

Financial Management

  • Develop and manage operating budgets, capital expenditure plans, and financial forecasts.
  • Monitor financial performance, analyze variances, and implement corrective actions as needed.
  • Maximize revenue through effective lease management, tenant retention, and rent optimization.

Asset Management

  • Conduct regular portfolio reviews to assess property performance and identify opportunities for value enhancement.
  • Develop and execute asset management strategies to optimize the value and return on investment of the portfolio.
  • Oversee capital improvement projects, ensuring they are completed on time and within budget.

Stakeholder Relations

  • Build and maintain strong relationships with tenants, investors, partners, and other stakeholders.
  • Represent the company in negotiations with tenants, vendors, and contractors.
  • Ensure compliance with all regulatory requirements and company policies.

Regulatory And Industry Expertise

  • Stay informed about evolving local, state, and federal regulations and industry best practices.
  • Implement compliance strategies and advocate for regulatory changes when necessary.

Team Development

  • Recruit, train, and mentor a high-performing property management team.
  • Foster a culture of excellence, collaboration, and continuous improvement.
  • Conduct regular performance evaluations and provide feedback and development opportunities.

Qualifications

  • Bachelor’s degree in real estate, Business Administration, Finance, or a related field. MBA or other advanced degree preferred.
  • Minimum of 8 years of experience in property operations and asset management, with at least 3 years in a leadership role.
  • Extensive knowledge of the New York City real commercial and multifamily estate market, exposure to large-scale development projects would be ideal.
  • Proven track record of successfully managing a diverse portfolio of properties.
  • Strong financial acumen and experience with budgeting, financial analysis, and reporting.
  • Excellent leadership, communication, and interpersonal skills.
  • Proficiency in property management software and other relevant technologies.
  • Ability to think strategically and execute tactically.

Benefits

Competitive salary of between $200,000 - $260,000 + Bonus + Benefits.
