    Alicja Kuczera, CEO of the PLGBC Polish Green Building Council, sat down with GRI Club at CEE GRI 2024 to share insightful perspectives on the trends in certified buildings in the Central & Eastern European region amidst economic challenges. 🔹 While the construction sector has seen a decline in activity, the trend in certified buildings remains stable, reflecting steady commitment to sustainability. And this dynamic is present in a wide range of assets, with Alicja noting the fact that warehouses have recently surpassed offices in certifications.     While some real estate investors have been holding off for clearer signs on the right time to re-enter the market amid ongoing uncertainty, others are focusing on potentially more appealing opportunities higher up the capital stack. 🔹 Investor interest in real estate debt has grown in recent times, driven by higher interest rates and the perception of more stable returns amidst declining property values. This perception has been validated by the first results of the newly launched MSCI Inc. Europe Quarterly Private Real Estate Debt Fund Index, which posted a 3.7% return for the year ending December 2023. The performance was largely driven by senior-lending funds, which delivered a 5.8% return and accounted for 53% of the net asset value (NAV) of the funds monitored by the index. Whole-loan funds also saw strong results, returning 7.4% and comprising 28% of the tracked NAV. In contrast, subordinated/mezzanine loan funds, which represent 16% of the NAV, saw a decline with a -8.6% return for 2023.     🔗 The investment opportunity in Italy’s student housing sector is considered enormous. Read the full GRI report here: https://lnkd.in/g58aqAqc Major Italian cities such as Milan and Rome are seeing a substantial demand for Purpose-Built Student Accommodation (PBSA), driven by the combination of large student populations and inadequate supply of housing. 🔹 Attention is coming from both Italian and international real estate players, and the market is often compared to other flourishing European student accommodation markets, including Spain and the UK. Lessons can certainly be learnt from these markets, however Italy is a unique beast, which international experience alone cannot overcome. International developers must adapt to the local context, including the specific economic constraints of Italian students and their families, differing from the international trend where initial demand was driven by international students. 🔹 Challenges include lengthy planning processes, high remediation costs, and municipal interference. Furthermore, with rising construction and labour costs, planning and cost management before and during construction must be meticulous and detailed in order to make projects feasible.
