Leland Hotel to get $120 million renovation
An historic hotel in downtown Detroit will undergo $120 million in renovations starting later this year.
The Leland Hotel at 400 Bagley, at the corner of Cass, will be converted to 339 affordable and market-rate apartments with a 650-space parking deck.
“The renovation of the Leland Hotel represents an enormous opportunity to transform a historic Detroit structure into a modern and vibrant 339-unit apartment building,” said officials with Grand Rapids-based Rockford Construction, development manager for the project.
General contractor proposals are due Feb. 2. Construction will start in mid-September and be completed by mid-March 2020.
The Leland is a 1927 Italian Renaissance building designed by Rapp & Rapp.
According to Historic Detroit, the hotel was once considered a four-star hotel and offered “800 rooms — 800 baths.” Rooms were air conditioned, which was a state-of-the-art amenity. It spent a few decades as part of the Ramada chain before returning to its original name before Super Bowl 2006.
It was added to the National Register of Historic Places in 2005.
The 22-story, 372,507-square-foot building currently has 150 residential tenants, as well as commercial and retail tenants. According to its website, the building caters to extended-stay guests with furnished rooms and utilities. Rates range from $400 to $1,500 based on a 30-day stay.
The transformation will require “thoughtful scheduling, logistics and planning,” construction officials said.
Existing tenants will remain, officials said. The vacant units will be renovated and then existing tenants will be moved to the renovated units.
City Club and a diner will remain in the building during construction, officials said.
