NAVIGATING CONSTRUCTION COSTS: Current Trends and Future Outlook According to data from the Bureau of Labor Statistics (BLS) Producer Price Index (PPI), construction costs have surged since 2021 due to a quick increase in the supply of money, lingering effects of supply chain inefficiencies in global markets, and pandemic-related disruptions. However, current trends and movements in monetary policy indicate downward pressure on pricing due to tightening financial conditions. Jim Brice, Partner and Managing Principal of Investments at Holt Lunsford Commercial (HLC), stated, “We see a 120-to-150-day window before goods experience temporary surge pricing caused by pent-up demand stemming from the high cost of capital”.
