    Property specific syndications are great, but there are some unique benefits to investing in a fund (diversitfication over multiple properties, immedeate cashflow provided by the stabilized properties). Even better is when the fund is specifically targeting hotels to convert to apartments. Ryan Sudeck and I are hosting a webinar on the "mircoeconomics" of hotel to apartment conversion. Last week we discussed the macroeconomics of the current housing market; this week we are going to describe how a hotel becomes an apartment building & explain more about investment opportunities in our Hotel Covnersion Fund. We are going to discuss: What can cause a hotel become distressed and how we identify distressed hotels. Which hotels are the best candidates for conversion. If it ever makes sense to combine rooms when converting a hotel to an aaprtment building. If it is worthwhile to operate the hotel as a hotel while converting to apartments. How we determine what rent to ask for. How we determine if there is sufficient demand for small affordable units in a given neighborhood. How long it takes to refinance a hotel as an apartment. How long it takes to lease up the apartment units once the construction is complete.
