Yesterday I was on the More Doors podcast with Deep Blue Capital (thanks to Matthew Buchalski, Brian Force and Nick Good for having me on fellas!!) We had a great conversation and I'm excited to share that once it's live, but one thing that we discussed was gross leases vs triple net leases (NNN). I figured it would make sense to expand on that and share for my LinkedIn connections as well because NNN can be a game-changer for both landlords and tenants in the commercial real estate space. Here's why: 🔑 For Landlords: -Steady Income: Enjoy predictable and stable rental income without the hassle of managing property expenses. -Lower Risk: Tenants take on the costs of property taxes, insurance, and maintenance, reducing financial risks for landlords. -Attractive to Investors: NNN leases can make properties more appealing to potential investors due to their low management requirements and steady cash flow. 🏢 For Tenants: -Operational Control: Tenants gain control over property expenses, allowing for better budgeting and potentially reducing costs. -Customization: Greater flexibility to customize and maintain the property according to business needs without landlord interference. -Long-Term Stability: NNN leases often come with longer terms, providing tenants with business stability and continuity.
