Mansfield City Council and partners including State Representative David Cook, REV Entertainment, and FC Dallas broke ground on the Staybolt Street entertainment district on Heritage Avenue near the Mansfield Sports Park and Hawaiian Falls. The district will be home to the city's multi-sport stadium, High5 Entertainment, and more. The name Staybolt Street honors Mansfield’s history while embodying the spirit of the community’s bond. In 1860, Julian Feild and Ralph Man built the first steam-powered mill in Mansfield, laying the foundation for our growing town. Within that mill was a boiler powered by a small but crucial component—the staybolt. This modest yet vital piece kept the energy contained and cohesive. That legacy lays the path for this new district to foster a sense of unity and excitement in our community.

The U.S. Department of Commerce and Texas Instruments (TI) have signed a non-binding Preliminary Memorandum of Terms to provide up to $1.6 billion in proposed direct funding under the CHIPS and Science Act. This funding will support the construction of three cutting-edge wafer fabs—SM1 and SM2 in #ShermanTexas, and LFAB2 in Lehi, Utah. These facilities will play a crucial role in enhancing domestic supply chain resilience, advancing national security, and bolstering U.S. technological leadership. 🎉Mansfield City Council recently celebrated the groundbreaking of the future Heritage Park District, set to be located at the southwest corner of Heritage Parkway and 287. This upcoming project will feature the City's FIRST Class A office featuring 5-stories and an attached parking structure, medical office, and retail spaces alongside a Courtyard Marriott. The City Council is excited to be working with the developer (ONEFIRM Commercial Group), who reclaimed 65% of undevelopable land from the floodplain by adding 2,157 loads of dirt. This process will add significant future value to the City’s tax rolls. The next steps are for the developer to get the necessary infrastructure in place prior to building. I’ve spent the past 13 weeks as an Analyst with TEKMAK Development Company. Here’s what I have learned from my time in hospitality development: To successfully develop one hotel requires roughly 150 distinct companies to get the property across the finish line. Employed at these companies are quite literally hundreds of thousands of individuals, many of whom have a very small, or in some cases a very large role to play in the process. This might seem like a huge number—but when you consider that a typical project requires bankers and brokers, contractors and subcontractors, architects and engineers, multi-national brands, city officials, equity partners, and dozens of other service providers and vendors—it starts to make sense pretty quickly. Add 5,400 pieces of FF&E, millions of dollars of invested capital, and a team of in house staff to the mix, and the sheer volume of connections required is staggering. So what’s my point in all of this? I have learned that real estate, particularly real estate development, is a highly relational business. More importantly, each of these relationships can only move at one speed: The Speed of Trust. These projects are won and lost based on the trust of your brand relationships, your investors, employees (and bosses!), and the most successful people in this business are those who have a keen ability to inspire and keep this trust for extended periods of time. You can have perfect underwriting with a good product in an ideal site, but if you lack trust, you’ve lost the battle before it’s even started.
