Self-storage Real Estate Investment Trusts (REITs) are showing signs of a market rebound after a challenging period. According to Steve Buller, manager of Fidelity Advisor® Global Real Estate Fund (FWRIX), industry fundamentals may have bottomed out, making it a potentially opportune time to invest, especially since these REITs have been trading at discounted valuations. According to Buller, the demand for self-storage has declined due to fewer people moving since so many homeowners who locked in a low mortgage rate have a financial incentive to stay put. However, Buller believes that a drop in interest rates—a shift that is not guaranteed, despite what the U.S. Federal Reserve has been signaling—could potentially unleash a flurry of home buying, thereby spurring demand for storage space. Steve Buller highlights CubeSmart (CUBE) and Public Storage (PSA) as two large operators he believes are poised to benefit from market improvements. Public Storage has extensive national exposure, while CubeSmart has a strong presence in New York City, an area with significant post-pandemic rebound potential.
