3.2.1.INTRODUCTION

Chhaya Centre, tourism center in Thamel, Kathmandu is the biggest Complex in Nepal. It
is built with the concept of ‘Thamel within Thamel’ and caters almost all the modern
facilities provided around a main courtyard design. The Centre houses various
international and local brands of retail stores.

3.1.3.OBJECTIVE OF THE STUDY

● To study about the Site area, its surrounding and accessibility.


● To study about the spaces provided and its planning and design execution.
● To study the Plaza Space arrangement.
● To study about the linkage of Courtyard and the Shopping Mall.
● To study about the means of circulation provided.
● To study the materials used in design.
● To study about the parking and other facilities provided.

3.2.2.ANALYSIS

I) SITE AREA AND SURROUNDINGS, ACCESSIBILITY

● The site of Chhaya Center is located at Thamel, the main tourism hub at Kathmandu,
Amrit Marg, West of Keshar Mahal and East of Bhagwan Bahal temple.
● It is 500 meters from Durbarmarg and 5 km from Tribhuvan International Airport.
Swoyambhunath Stupa is just 2 kilometers away from the site and Kathmandu Durbar
Square is 1.5 kilometer away from the site.
● They have 76000 sq. ft. of land (around 14 ropanies of land).
● The complex has taken only 40% ground coverage as built up area making 60% open
space to facilitate ease of movement.
● Entry to the Site and Exits are at different road junctions as Thamel has narrower
roads, Entry from the front of the complex and exit from the back.
● The site is in the main tourist centre of the City thus making it highly accessible to
everyone.
● Surrounding area consists of many retail shops, tours and travel offices, hotels,
restaurants etc.
II) FORM AND GEOMETRY

The building geometry is a simple rectangular arrangement of buildings around a central


rectangular courtyard.
The facilities are arranged around the central courtyard making a rectangle in shape and
smaller squares inside the buildings forms are introduced. The shape is derived from the
concept of Chowks. Thus, there are seven such chocks inside the building plans and the
the main chowk is the courtyard.

III) FUNCTIONAL LAYOUT

The placement of different functional spaces within the building are:


● Basement Floor : Parking
● Lower Ground Floor : Parking, Shops
● Ground Floor : Retail Shops,Restaurant
● First Floor : Retail Shops, Restaurants
● Second Floor :Handicraft goods, Restaurant
● Third Floor :Commercial area/ Offices
● Fourth Floor : Food Court, Multiplex

IV) DESIGN AND PLANNING CONSIDERATION

The design of the building is the fusion of traditional architecture fused with modern
facilities. Dedicated entry and exit points with separate taxi lanes are provided in the
basement. The facade is designed in traditional Newari and Nepali architecture as well as
fully glazed glass facing the courtyard gives modern looks. The building is based on the
concept ‘Thamel within Thamel’ and has developed six ‘chowks’ each representing a unique
theme of different tourism squares of the country.
The entry to the Mall is through a pillar gate design and we can see the preexisting tree from
the entrance.
And sitting space is created along the boundary wall, a series of steps then gets visitors inside
the building. The entrance to the courtyard is approx. 5ft right and opposite to the entrance
of the building. The central courtyard of around 12,000 sq.ft area is the center of attraction in
which all types of activities like concerts, gala events, festivals etc. will take place throughout
the year.The plan is designed to house 200 retail stores representing various International and
Local brands.
The building consists of 1 basement, 1 semi basement and 14 other storeys with a total floor
area of 40,070.00 square meter. There are supporting facilities like a swimming pool, sauna,
gymnasium in the building. Upto fourth floor, there are shops, corporate offices, restaurants,
food courts, cinema halls, banquet hall and meeting halls. From the fifth floor above in the
tower blocks, the spaces are allocated for hotel spaces with 30 rooms in each floor.

Basement Floor-
Total capacity of the basement has 153 cars . Area covered by the basement is 50,698 sq.ft.
The basement floor height 5 meters for dual parking provision.

Lower Ground Floor-


The lower ground floor -80 cars and 217 motorbike parking is the strength of Lower Ground
Floor. The total area covered by this floor is 50,267 sq.ft.

Ground Floor-
Total built up area of this floor is 36,995 sq.ft within which the aligned commercial area
is 16,738 sq.ft. The floor has 1 restaurant of 1,015.32 sq.ft and 82 retail shops for branded
items.

First Floor-
Among 38,148 sq.ft of built area, the commercial space separated for this floor is 20,962.30
sq.ft. There are three restaurants of 1115.97 sq.ft., 1162.77 sq.ft., and 1932.91 sq.ft
respectively. Altogether there are 76 retails shops of total 16750.65 sq.ft. for international and
national brands.

Second Floor-
The built up area of this floor is 38,148 sq.ft and the commercial space is 21,943.38 sq.ft. The
floor has 76 shops of total 17615.82 sq.ft dedicated for handicrafts goods and three
restaurants of 1120.64 sq.ft, 1198.49 sq.ft. and 20008.43 sq.ft respectively.

Third Floor-
The total area is 38,148 sq.ft of this floor where 26,428.26 sq. ft is a commercial area.

Fourth Floor-
Total built up area of this floor is 36,995 sq.ft within which the aligned commercial area is
29,097.98 sq.ft. There are 5 meeting halls covering 3936 sq.ft and 1 banquet hall of 7,421.20
sq.ft. The floor has a Food court and 3 Multiplex cinema hall covering 17,740.54 sq.ft.

V) CIRCULATION

For vertical circulation, elevators, staircases and escalators are placed. Passenger elevators
and service elevators are provided. Criss cross escalators are provided at approx diagonal
placement in the plan. Emergency staircases are provided.
For ease of movement,wide corridors and spaces are provided.

VI) MATERIALS USED IN DESIGN OF BUILDING

Brick facade with wide windows and fully glazed windows make up the elevation.
Wooden beams and gypsum ceiling with attractive light. Similar tiles used for flooring and
exterior walls inside the building. Stones for courtyard.

VII) OTHER FIRE SAFETY AND EMERGENCY SYSTEM

Fire exits are incorporated in design, emergency staircases are provided. Fire
extinguishers,pipes and other safety systems are provided.

The Center, which is expected to be a tourism hub of Kathmandu, has been built at a cost
of around Rs five billion.

COURTYARD DESIGN

The central courtyard of around 12,000 sq.ft area is the center of attraction in which all types
of activities like concerts, gala events, festivals etc. take place throughout the year. It
provides a space for social interactions.
