How can I stop my neighbours’ flats leaking onto mine?

I own a two-bedroom flat, bought in 2018, in a period property on the Isle of Wight. It is beautiful, with 14ft lath-and-plaster ceilings, chandeliers and window shutters. It was a grand house that was carved up into flats in the 1980s.

The freehold is owned by Sovereign Housing Association and the other nine flats are occupied by social housing tenants. They are causing me problems. I have had five leaks and the ceiling fall down once, from baths and washing machines left on or not plumbed in properly.

Although repairs have been done and insurance paid out (£12,000 in total), I don’t know what to do to prevent this happening again. The mess, destruction and effect on my mental health is overwhelming.
