📈Single-family rental (SFR)/Build-to-Rent (BTR) construction surged nationally in the second quarter as total starts and its share of all single-family housing starts hit new highs, setting the stage for 2024 to be another banner year. The outlook for small multifamily continues to brighten as more signs indicate a normalization has already begun. In the second quarter, sales origination activity and borrowing conditions improved as completions sat at a five-decade high. While the two major political parties do not agree on much, there is a uniform consensus that the erosion of housing affordability is a paramount concern. As covered in the latest SVN Research Economic Update, homeownership among lower-income households in the US has risen in the last decade despite the constraints of higher mortgage rates and record breaking home prices. According to a report by the Federal Reserve Bank of Minneapolis, homeownership rates among the lower-income cohort fell relatively consistently from 2005 to 2015, but they rose by six percentage points between 2015 and 2023. By 2023, 47.1% of households in the bottom 1/5th of the income distribution were homeowners, approaching the all-time high of 47.7% reached in 2005. Age is a key factor in the trend. Between 2015 and 2023, the average age of a head of household in a lower-income home, regardless of ownership, increased by three years. In other words, the trend may be more indicative of an aging US population staying in their homes for longer rather than younger Americans increasingly owning homes. Austin, TX, a hub for tech companies and startups, has become a hotspot for highly educated residents.
