2015, well before #BTR was an official term, we bought our first new construction community 🏡 for the GTIS / 643 portfolio from a local builder in Hampton, GA!   What we uncovered in this early test case was that the performance of build-to-rent product was more likely to meet or beat the underwritten expectations in comparison to traditional SFR inventory. The uptick ⬆️ in performance was due in part to higher market rents but more directly due to a consistency in opex performance.  The larger one-time cap-ex hits 🛠️ that we experienced with our older, traditional SFR product were mitigated with new systems and infrastructure.  Over the last nine years, the benefits and appeal of BTR inventory have become more evident.  Fast forward to 2019 with #Roofstock, I led the partnership 🤝with one of the largest national builders to sell specific new-construction inventory to our marketplace clients.  A major challenge with this program was obtaining updated available inventory lists at scale; many homes were pending by the time offers came through. Local divisions generally worked autonomously and there wasn’t one centralized method of ingestion to update active / sold inventory from one builder let alone across the market of builders...until now.  We now have the ability for all our builder relationships to streamline the inventory ingestion process and expose real-time opportunities to our universe of experienced investors looking to build their portfolios; institutional, mid-size, and individuals.  In the past two weeks, we’ve added over 10K+ new construction properties, from 19+ builders, from over 1K communities in primary markets and we’re just getting started.  This is why we’re Roofstock!  We tackle the hard stuff with experience and technology to push our entire industry to the next level.   See you in Nashville! 📸 from 2015 property tour and Stone Mountian team building   #realestate #BTR #realestateinvesting #SFR #IMN #VIPmarketplace #pioneers
