    Mindspace REIT IPO may draw long-term investors

    The management is expecting supply in the commercial realty space to dry up faster than estimated demand and is therefore looking at opportunity for organic and inorganic growth.

    Synopsis

    The Mindspace portfolio consists of five business parks and five independent offices located in Mumbai, Hyderabad, Pune and Chennai, aggregating to 29.5 million square feet of total leasable area.

    ET Intelligence Group: The Real Estate Investment Trust (REIT) of Mindspace Business Parks — owned and managed by K Raheja Group —is expected offer a tax-free yield of 7.5 per cent on FY22 net distributable cash flows, higher than what most fixed-income assets provide currently, analysts have said.The REIT issue opens on Monday.While a 7.5 per cent yield may attract long-term investors, the REIT may also see listing gains as investors try to lap
