Delighted to have secured planning consent for our Beech St development (now known as Cornerstone) in the City of London. The HUB and Bridges Fund Management Ltd. 174 home co-living development prioritises reuse of the existing 1950’s office structure, significantly improves the energy performance of the building, sensitively contributes to the surrounding Barbican context, activates Beech St with publicly accessible amenity, helps meet the growing housing demand for city workers and delivers a much needed third generation co-living community. Thank you to the City of London Corporation planning team and our professional team who have played a key role in getting to this stage. We look forward to immediately moving the project into delivery phase. 𝗘𝘀𝘀𝗲𝘅 𝗘𝗺𝗯𝗼𝗱𝗶𝗲𝗱 𝗖𝗮𝗿𝗯𝗼𝗻 𝗣𝗼𝗹𝗶𝗰𝘆 𝗦𝘁𝘂𝗱𝘆 This Embodied Carbon Policy Study aims to provide technical evidence to support the development of a planning policy approach for reducing embodied carbon emissions from developments in Greater Essex. The study complements Essex's net zero operational carbon policy, which serves as a model for going beyond regulation. The study is aimed at Local Planning Authorities in Greater Essex and planning inspectors examining local plans, as well as the development industry and other stakeholders. The evidence-base covers wider context for recommended policy requirements and provides a technical evidence base for the introduction of upfront embodied carbon limits, particularly for low-rise residential developments. Future potential work and actions include providing introductionary training on embodied carbon, creating user-friendly design and reporting guidance, producing supplementary guidance, commissioning a supplement to the study, and lobbying the government to establish a standard national embodied carbon materials database. CIBSE has launched the Embodied carbon in building services: logistics centres (TM65.3) guidance, developed with support from Amazon and Introba. This industry-first guidance offers a robust methodology for assessing the embodied carbon of MHE and MEP equipment in logistics centres. Introba's Head of Sustainability for UK & Europe Andy Stanton said: “TM65.3 is our first step along the journey to quantifying the embodied carbon across various logistics building typologies, particularly material handling equipment. There is no sign of demand for goods and services decreasing any time soon, so the need to understand the embodied carbon of the fast-growing logistics sector is paramount." By providing deeper insights into environmental impacts and identifying decarbonisation opportunities, TM65.3 empowers stakeholders to make sustainable and informed decisions. Stay ahead in the evolving logistics sector with this essential resource! 💡 #WeAreCIBSE #Sustainability #Logistics #CarbonReduction https://buff.ly/4cDYiNm

🌱 Paving the Way for Sustainable Construction in Essex! 🌱 We’re proud to have been part of the collaborative team behind the Embodied Carbon Policy Study for Essex, working alongside Levitt Bernstein, Etude, Hawkins\Brown and Currie & Brown. This vital study is set to influence planning policy across the region, targeting the integration of embodied carbon considerations in the Local Plan. Our role at Introba UK & Ireland focused on providing expertise in Mechanical, Electrical, and Plumbing (MEP) systems to ensure the study not only included the innovative use of low-carbon materials and construction techniques but also considered the efficient design and operation of building systems. 🔍 Key Insights from the Study: 🌲Detailed modeling of three low-rise house typologies to assess upfront and lifecycle embodied carbon. 🌲Analysis of various construction methods and material types, including capital costing to demonstrate the feasibility of low-carbon approaches. 🌲An explainer on embodied carbon and an investigation of data variability, providing clear guidance for policymakers and developers alike. This study is a crucial step for the Essex Authorities as they work towards a consistent planning policy position, incorporating the study's recommendations into an updated policy for Net Zero Carbon Homes and Buildings. We invite you to explore the full study here: https://lnkd.in/efH4t-tT Special thanks to Miguel Angel Lopez and Zeina Krayim from the Introba team for their contribution to the report. #Sustainability #EmbodiedCarbon #NetZero #Introba #Essex #ConstructionInnovation #MEP #GreenBuilding

Essex has just published an Embodied Carbon Policy Study 📝 💡: https://lnkd.in/dbq2D4G8 We will be sharing some key insights throughout the week, the first being the graph below showing a comparison of upfront embodied carbon of three external wall build-ups: · traditional brick and block with glass-wool insulation (EW-01) · stick timber frame with cellulose insulation with brick on the outer leaf (EW-02) · off-site timber structure with a combination of wood fibre and hempcrete insulation and render finish (EW-03) A transition away from traditional construction towards timber significantly reduces upfront embodied carbon and is a change we could all make in the design and construction of low-rise homes. The study found that timber construction (EW-03) has almost half the emissions of traditional (EW-01), with brick and concrete blocks being the highest contributors. While brick is high in upfront embodied carbon, it is non-combustible, durable and low maintenance during its lifecycle – making it appealing to combine a brick finish with timber structure (EW-02) as a compromise between upfront and life cycle embodied carbon.
